Measuring and capturing the geometries of existing buildings using laser scanning technology, then turning that information into a digital Building Information Model (BIM) is known as Scan to BIM. It makes it possible to accurately replicate real-world infrastructure or structures for design, analysis, and renovation tasks.

A point cloud is created by scanning an existing structure with a 3D laser to collect millions of points in space. After processing the point cloud data with software tools to extract geometric and semantic data, a digital Building Information Model (BIM) that accurately depicts the physical properties of the scanned structure is produced.

Different data types can be collected from a point cloud scan for building information modelling (BIM). In addition to structural elements, MEP (Mechanical, Electrical, Plumbing) systems, architectural details, and information concerning as-built dimensions, material qualities, and spatial connections between pieces, this includes geometric information such as walls, floors, ceilings, columns, and beams.

The calibre of the laser scan and the level of experience of the specialists involved determine the correctness of the data acquired from a Scan to BIM process. High-accuracy measurements can be obtained using laser scanning technology, usually within a few millimeters.
